Additional Services No Problem.
IN ADDITION to the above duties, Your CENTURION’s Owners Corporation Manager can perform the following additional services:-  

  • ABN/GST registration/ de-registration/ alteration
  • Answering requisitions or questions arising out of provision of Owners Corporations Certificates-payable by applicant
  • Any other service not included in clause 2.1 and this schedule
  • Arrange any major (>$1,000) maintenance/repair/replacement of Owners Corporation Property (% of project value
  • Arrange for review, revoke, prepare lodge rule
  • Attendance at Grievance Meetings
  • Attendance to breaches of rules and dispute resolution (except where Manager is subject of breach and/or dispute)
  • Attendances to VCAT (except where Manager is subject of proceedings, or any action of the Manager has caused or contributed to the proceedings)
  • Attendances necessary for preparation of the register of the Owners Corporation under Part 9 Div 2 of the Act
  • Attendance to provide inspection of any records of the Owners Corporation and its Register to authorized persons and responding to enquires (Supervision Only)-minimum charge 30 minutes
  • Attending meetings outside hours of 9:00 am and 5:00 pm on weekdays except for the Annual General Meeting
  • Compiling records to enable preparation of accounts for audit purposes
  • Compiling records to enable preparation of accounts for lodgment of each BAS
  • Preparation of annual income tax return Convene, distribute notices for and or attend Special General Meetings and or Committee Meetings (Maximum of 4 COM Meetings)
  • Countersigning of Owners Corporation cheques (per month) –if applicable
  • Debt Recovery Letter/Application to VCAT ( plus cost of VCAT fee)
  • Establish a Maintenance Fund in the name of the Owners Corporation
  • Establishment of Records and setting up of Owners Corporation (per lot)
  • Facilitate preparation of Maintenance Plan for the property of the Owners Corporation
  • Handling Building Defects – if any
  • Instruct debt collectors and/or solicitors and generally supervise or attend any legal proceedings or hearings affecting the Owners Corporation (except where Manager is subject of proceedings, or any action of the Manager has caused or contributed to the proceedings)
  • Insurance claim – preparation and lodgement of claim (max 15 minutes)
  • Issue of work order or quotation request
  • Liaison & administration with Accountants, Auditors, Architects, Actuaries Engineers, Builders, Lawyers, Surveyors, Valuers or other professionals in relation to work or matters affecting the Owners Corporation, except where such liaison is required to complete services specified in clause 2.1
  • Owners Corporation Certificate (payable by applicant) Non urgent (within 10 business days)
  • Owners Corporation Certificate (payable by applicant) Urgent (3-5 business days’ notice) – Priority Fee
  • Owners Corporation Certificate (payable by applicant) Urgent (less than 2 business days’ notice) – Priority Fee
  • Preparation and lodgment of change of address (excludes lodgement fee)
  • Preparation of records on transfer of management
  • Prepare and conduct Postal Ballot (minimum charge 2 hours)
  • Property visits (Attendance once a week to meet with Building Manager)
  • Provide client payment history (where possible only) (paid by applicant)
  • Provide the committee with a summary of or copies of documents demonstrating expenditure, income, transactions on accounts and correspondence received and sent concerning or on behalf of the Owners Corporation other than quarterly
  • Provide financial report other than for the Annual General Meeting
  • Public Officer Fee (per annum)
  • Rectify record deficiency in new files at commencement of management
  • Supply of copy documents and records of the Owners Corporation (eg. Subdivision plan, past minutes or income and expenditure reports, etc.) plus copying costs (payable by applicant). Per document.
  • Supply of restricted keys/key cards/ remotes (plus cost)
  • Travel Time (plus reasonable travelling expenses) incurred to attend to any matters in this clause
As well, Your Owners Corporation Manager will also set up the following facilities for the members of Owners Corporation:-  

  • Operating a separate bank account for each Owners corporation to provide transparency of all payments and receipts.
  • Allowing members to utilize direct debit function via Macquarie DEFT system, as well, payment methods such as BPay, Credit Cards, Direct transfer, Cheque, Online Payments, and Phone payment for the payment of levies.
